- Licensed trades. Trusted subcontractors do the work, and we back all of it.
- Permits and inspections. Included in our number and pulled under ROC #367703, so the work is on record for your appraisal, insurance and resale.
- Materials at your allowance. You pick cabinets, stone and tile against a written allowance. Any upgrade is your call.

Questions people ask before hiring a general contractor
What is a normal general contractor fee?
Most contractors add a percentage to trade and material costs, or work cost-plus with a set fee. It covers scheduling, permits, the bond and inspections. On our bids the fee has its own line.
How much do most general contractors charge per hour?
Few bill a remodel by the hour. Hourly rates belong to handyman work. Bigger jobs come as a fixed bid or cost-plus contract. We price yours before work starts.
Will general contractors give free estimates?
Good ones do, and ours are free. We walk the house before we price it, because phone quotes are the ones that change later.
Is hiring a general contractor worth it?
For structure, plumbing, gas or electrical, yes. A licensed contractor pulls the permits, runs the trades and answers for the result. Hiring each trade yourself saves the fee and hands you that work.
What are some red flags when hiring a general contractor?
Watch for a missing ROC number, a big deposit up front, a spoken quote with no line items, and pressure to sign today. Ask who will answer your call in week six.
What is the best way to find a general contractor?
Start with the license. The Arizona Registrar of Contractors shows each license, bond and complaint history. Then compare line-item bids.
What is the 30% rule in remodeling?
It's a rule of thumb. Keep one renovation under about 30 percent of the home's value so you don't overbuild for the street. We'll tell you where yours lands.
How much does it cost to build a 2000 sq ft house in AZ?
The lot, finishes and city fees move the price more than square footage. An open Gilbert lot and an irrigated Arcadia lot price very differently. We'll price your lot and plans in writing.
