Luxury home remodels

Most work here starts with a good house that has aged. A high end remodel in Paradise Valley often opens the plan to the view and redoes the kitchen and primary suite. It usually means replacing old systems hidden behind finishes, too. We run it as one contract on one schedule. We would rather plan an extra week than find a surprise after the drywall comes off.

How the town permits

Most of the town is zoned R-43, a one acre minimum lot. Setbacks and driveway placement shape where the house can sit. Each separate structure needs its own permit, so a ramada or detached garage gets filed on its own. Lots on and around Camelback and Mummy Mountain carry a hillside designation. Those go to the town's Hillside Building Committee before any building permit. We build that time into the schedule up front.
